Crawl Space Encapsulation

During heavy rains, homeowners often find that their crawl space has a leak, or worst case scenario, has FLOODED. Not all crawl spaces suffer from a flood. Some suffer from light water intrusion, causing a musty smell, mold, and mildew. Regardless of the level of water intrusion in your crawl space, you should never neglect it.

Neglecting a leaking crawl space can lead to health problems from breathing in mold, dry rotted floor systems, and foundation settlement. We strive to keep your home and family safe, and a way to do that is a Crawl Space Encapsulation.

What Is a crawl space encapsulation?

You’re probably wondering, “What is a Crawl Space Encapsulation?” A crawl space encapsulation is a type of water intrusion preventative that is completed with a Crawl Space Interior Drain System. The drainage system is what catches intruding water and directs it to the sump pump and basin.

The Crawl Space Encapsulation comes with sealing all vents, vapor barrier up to vents, vapor barrier wrapped columns, and tapping of all seams.

Benefits of a Crawl Space Encapsulation:

  • Reduces the chances of mold growth, overall improving air quality.

Mold is common in non-encapsulated crawl spaces because mold needs a damp, dark, high-humidity area to thrive.

  • Eliminates pesky musty smells in the home.

The most common sign of a leaking crawl space is a musty smell inside of the home. This is because air flows through your crawl space and up to the living level of the home.

  • Prevents dry rotting on your floor system.

Unlike its name, dry rotting wood is actually due to a humidity of 95% in the area and a moisture content of 20% or higher in the wood itself.  By encapsulating your crawl space, moisture is not able to reach your floor system.

  • Protects your family from breathing in mold spores.

Up to 60% of the air in your home comes from your crawl space. Due to this, many homeowners experience a sick family member or sickness themselves from the intake of mold spores through breathing respiration.

  • Uninhabitable for inspects and rodents.

Insects such as spiders and crickets are key indicators of a damp, leaking crawl space. Insects love a place that can keep them dry but at the same time supply water.

  • Allows for dry extra storage space.

This is not necessarily a health or major benefit to a crawl space encapsulation, but it is a plus for having a lack of storage space for yard tools, or outdoor equipment!
